The useful move is to separate the two, and go find the blocks that score nearly as well without the markup.

Why the premium exists
Ask why a neighborhood costs what it does and the honest answer is usually: good schools, plus a name that’s been repeated for twenty years. The schools are real and worth paying something for. The method, in four steps
